When a furnace is in operation the metal of the heat exchanger repeatedly expands and contracts. This causes the metallic part to crack. Corrosion is also major cause of heat exchanger. Corrosion often result from problems with the exhaust venting. The water in the exhaust, which contains carbonic acid, cools too quickly comes down the chimney and reaches the heat exchanger. The acid eats away at the metal.
